Oromocto, NB: What to Know Before You Move Here

If you're thinking about a move to Oromocto and you've never been, here's the honest rundown I'd give you over coffee. I've lived in this area for more than 30 years, and Oromocto is one of the communities I work in every week. I know it well, not just as a REALTOR® but as someone who has watched it grow.

Oromocto sits on the west bank of the Saint John River (the Wolastoq), right where the Oromocto River joins it, about 20 minutes southeast of Fredericton, NB. It's home to CFB Gagetown (5th Canadian Division Support Base Gagetown), and that base has shaped almost everything about how the town is built and who lives here.

A town that was actually planned

Oromocto is known as "Canada's Model Town," and that's more than a slogan. When the base was established in the 1950s, the town was redesigned from the ground up to support the families moving in, with proper neighbourhoods, schools, services, and even buried utilities. The result is a community that feels organized and easy to settle into. The streets make sense, the amenities are close, and if you're coming from somewhere bigger and busier, that tends to be a relief.

What it feels like to live here

Oromocto is family-oriented and calm in the way a lot of people are quietly hoping for. You get a real sense of community, plenty of parks and sidewalks, and most of your day-to-day needs within a few minutes of home. The cost of living is generally more manageable than larger centres, which is a big part of why young families and people relocating from across the country land here and stay.

Getting around

You're about 20 minutes from downtown Fredericton, with the Trans-Canada Highway just across the river, so commuting is straightforward. If you're connected to the base, you can live minutes from work. Saint John is roughly an hour south, which makes Oromocto a comfortable home base for the whole region.

Everyday amenities

For a town its size, Oromocto is well covered. You'll find the Oromocto Public Hospital and the Oromocto Community Health Centre, schools from kindergarten through grade 12, a public library, and a recreation centre. The Oromocto Mall handles most of your essentials in one stop, with the Atlantic Superstore, Tim Hortons, Shoppers Drug Mart, Dollarama, and Pizza Delight. There's also a Service NB location and a Veterans Affairs office in town.

Getting outside

With two rivers running through it, Oromocto is built for time outdoors. There's a marina and waterfront on the Oromocto River near downtown, walking and cycling on the Sentier NB Trail (part of the Trans Canada Trail), and green space at Sir Douglas Hazen Park, where you'll find a replica of the historic Fort Hughes. If you want to dig into the area's history, the New Brunswick Military History Museum is right here in town.

If you're posting to CFB Gagetown

This part is personal for me. I grew up in a military family, so this community has always felt close to home. I'm BGRS and SIRVA registered, and I work with military and RCMP families relocating to the CFB Gagetown corridor all the time. That means I understand how an HHT works, how posting timelines move, and how to make a relocation feel manageable instead of overwhelming. Most of the families I help moving to Gagetown look in Oromocto first, because you can be settled and minutes from the base.

Homes in Oromocto

Oromocto has a genuine range of housing, from established neighbourhoods to newer subdivisions, and a healthy mix of single-family homes, townhomes, and semis. There's also new construction happening throughout the Oromocto and Waasis corridor, which is one of my specialties. My husband Kyle and I own Mayflower Contracting Co., a custom home building company in the area, so when you're walking through a new build, I notice the things most agents don't and I can tell you what matters and what doesn't.

A few questions I get asked about Oromocto

How far is Oromocto from Fredericton? About 20 minutes. Oromocto sits roughly 20 km southeast of Fredericton, just across the Saint John River from the Trans-Canada Highway.

Is Oromocto a good place to live? For families and anyone wanting a calmer pace, yes. It's a planned, family-oriented town with its own hospital, schools, parks, and shopping, all close to home, plus an easy commute to Fredericton.
