I've lived in this area for more than 30 years, and Lincoln is one of the first places I bring up when someone wants an established, settled-in neighbourhood feel without giving up a quick commute.
Lincoln is a suburban community in Sunbury County, sitting on the west bank of the Saint John River between Fredericton and Oromocto. Of all the communities in this corridor, it's the closest to the city, about 12 minutes from downtown Fredericton, and that's a big part of why people choose it.
The closest-in, settled-in option
Lincoln gives you a genuine suburb. Tree-lined streets, established neighbourhoods, bike lanes on the main roads, and a community that already feels lived-in rather than brand new. You're roughly 12 minutes from downtown Fredericton, about 15 minutes to Oromocto, and around 15 minutes to CFB Gagetown, with the Trans-Canada Highway right along the southern edge. If you want the shortest commute of the rural-corridor communities while still being just outside the city, Lincoln is usually the answer.
What it feels like to live here
Lincoln is quiet, family-oriented, and easy to settle into. It's mostly residential, with a mix of established homes and newer ones, and it draws everyone from growing families to retirees. There's a real neighbourhood feel here, the kind of streets where kids actually play outside, and Lincoln Heights Park anchors a lot of that with its sports field, basketball court, playground, and wading pool.
The neighbourhoods
Lincoln is small, but it's worth knowing the pockets. Lincoln Heights sits on the west side, close to the desirable Fredericton neighbourhoods of Southwood and Skyline Acres, and it tends to be the favourite for growing families because of its quiet streets. Lower Lincoln, including the Richmond Estates area, is known for peaceful, larger, more private properties. When you tell me which feel you're after, I can point you to the right one.
Getting around
You're about 12 minutes from downtown Fredericton and the south side, around 15 minutes to Oromocto, and a similar drive to CFB Gagetown. Lincoln also sits right next to the Fredericton International Airport, which is handy if you travel for work or have family flying in. The Trans-Canada makes getting anywhere in the region simple.
Everyday amenities
I'll be straight with you, the way I am about any community out here: Lincoln itself is residential, so you won't find a lot of big shopping or services right in the neighbourhood. The upside is that Fredericton's south side is genuinely just a few minutes away, so groceries, healthcare, schools, and everything else are close at hand. You get quiet streets at home with the city's conveniences a short drive up the road.
A little history
Lincoln has deep roots. It was one of the original United Empire Loyalist settlements established in New Brunswick after the American Revolution, named back in 1776 by Captain Benjamin Glazier after his hometown of Lincoln, Massachusetts. Its official birthday is May 18, 1785. Over time, Upper Lincoln became part of the City of Fredericton, while Lower Lincoln is the community simply known as Lincoln today. That long history is part of why the area feels so established.
Homes in Lincoln
Lincoln's market is mostly single-family homes, with a good number of traditional split-levels and a range that runs from comfortable family homes to larger, more private properties. Prices here are often a little easier than comparable homes inside Fredericton, and you'll sometimes find larger lots for the money. Vacant lots and land come up from time to time, too, which opens the door to building. That's where my background really helps.
