Buying a Home in Fredericton & Oromocto, NB

Buying a home is exciting, but it can also feel like a lot, especially if it's your first time or you're moving here from somewhere else. Most of the stress comes from not knowing what happens next or whether you're making the right call. That's the part I take off your plate.

I've lived in this area for more than 30 years, and I run my business on systems, so from our first conversation to the day you get your keys, you always know where things stand and what's coming. Here's exactly what working with me looks like.

main

Step 1 — We start with a conversation

Before we look at a single home, we sit down and talk. I want to understand what you're looking for, where you're headed, your timeline, and what matters most to you and your family. There's no pressure and no commitment at this stage. This is also where I explain how buyer representation works, so you know exactly how I get paid and what you can expect from me before we go any further.

Step 2 — You get pre-approved

Getting pre-approved with a lender is the first real step, because it tells us your budget before you fall in love with a home. I'll connect you with local lenders or mortgage brokers I trust if you don't already have one. Knowing your numbers up front means we're only looking at homes that make sense for you, and it makes your offer stronger when we find the right place.

Step 3 — We search for your home

Once we know your budget and your must-haves, I set up a search built around what you actually want. You'll see new listings as they come up, and we'll go see the ones worth your time. Because I've been here more than 30 years, I can tell you what it's really like to live in a given neighbourhood, from Oromocto and the CFB Gagetown corridor to Fredericton's Southside, Nashwaaksis, New Maryland, and beyond.

Step 4 — We find it and write your offer

When you find the one, I write the offer and walk you through every part of it in plain language: price, conditions, closing date, and what it all means for you. I'll tell you honestly what I think a home is worth based on the comparable sales, so you're never overpaying just to win.

Step 5 — Negotiation

Once your offer is in, I negotiate hard on your behalf. Price is only one piece of it. I'm also working on conditions, closing timelines, and the terms that protect you. My job here is to get you the best outcome, not just the fastest one.

Step 6 — Inspection and conditions

This is where my background sets me apart. My husband Kyle and I own Mayflower Contracting Co., so I see homes the way a builder does. During viewings and the inspection period, I notice things other agents miss, from how a home was put together to what might cost you down the road. We'll work through the inspection, financing, and any other conditions together, and I'll tell you straight if something gives me pause.

Step 7 — Closing day

Once your conditions are fulfilled, I manage the path to closing. I coordinate with the lawyers, stay on top of every deadline, and keep you updated the whole way through. On closing day, you get your keys knowing nothing slipped through the cracks.

Common questions about buying a home in Fredericton and Oromocto

Yes, getting pre-approved first is the smartest thing you can do as a buyer. It tells us your real budget, keeps us focused on homes that fit, and makes your offer stronger when you find the right place. I can connect you with local lenders I trust if you need one.

The amount depends on the price of the home and your mortgage, and a lender will confirm your exact number. The best first step is a quick conversation with a mortgage professional, and I'm happy to point you to someone good before you start looking.

Yes, and it costs you nothing extra in most cases. Because I co-own a custom home building company, I understand new builds from the inside out, and I represent your interests through the build, the upgrades, and the contract. The builder's sales rep works for the builder. I work for you.

If you're posted to Gagetown, you'll likely have a House Hunting Trip (HHT) and support through BGRS, and I work with relocating families all the time. I'm BGRS and SIRVA registered, I grew up in a military family, and I'll make the most of your HHT so you're not scrambling to find the right home in a short window.

Yes, and it's one of the most common things I help with. Moving up or downsizing means lining up the sale of your current home with the purchase of your next one, and I manage both sides so the timing works and you're never left exposed.
