I've lived in this area for more than 30 years, and Burton is one of those places people don't always know by name until they're looking for something a little more rural without giving up the conveniences nearby.
Burton is a rural community in Sunbury County, sitting along the Saint John River (the Wolastoq) just southeast of Oromocto on Route 102. It's quieter, more spread out, and greener than the town next door, and it's still only minutes from Oromocto and about 20 to 25 minutes from Fredericton, NB.
Country living, close to everything
This is the part that surprises people. Burton feels genuinely rural, with forests, fields, and river frontage, and yet you're a short drive from the Oromocto Mall, the hospital, and schools, and not much further from everything Fredericton offers. So if you want more land, more privacy, and room to breathe without committing to a long commute or a true middle-of-nowhere setup, Burton hits a sweet spot that's hard to find.
What it feels like to live here
Burton is rural and community-minded. People know their neighbours, properties tend to be larger, and the pace is slower in the way a lot of buyers are actually craving. It also carries deep military roots. Many people here serve at CFB Gagetown or have family who have, and that's a real part of the community's identity.
Getting around
Burton runs along Route 102 on the west side of the Saint John River. You're minutes from Oromocto for day-to-day needs, roughly 20 to 25 minutes from downtown Fredericton, and close to the Trans-Canada Highway across the river. If you're posted to the base, you can live in a quiet, rural setting and still be a short drive from work.
Everyday amenities
I'll be straight with you: Burton itself is rural, so you won't find a lot of services right in the community. There's a Service NB centre at the historic Sunbury County Courthouse on Route 102. For groceries, healthcare, schools, and shopping, most residents rely on Oromocto next door, which is genuinely just a few minutes away. That combination, quiet at home and conveniences close by, is exactly why a lot of people choose Burton.
History and the river
Burton has a long and interesting history. It's the shire town of Sunbury County and home to the Sunbury County Courthouse, one of the oldest courthouses in New Brunswick, dating to the 1830s. Down on the water, the Lower Burton Courthouse Wharf is a restored heritage site that was once a steamboat stop on the Saint John River. This stretch of the river has been lived on for thousands of years, first by the Wolastoqiyik (Maliseet) people, and that history is still part of the landscape today.
Living near CFB Gagetown
Here's something worth knowing before you buy in Burton. Because the community borders the CFB Gagetown training lands, you'll sometimes hear artillery, helicopters, and training activity. It's a normal part of daily life out here, and most residents stop noticing it pretty quickly, but I'd always rather you know going in than be surprised after the move.
This part is personal for me. I grew up in a military family, and I'm BGRS and SIRVA registered, so I work with military and RCMP families relocating to the Gagetown corridor all the time.
