New Maryland, NB: What to Know Before You Move Here
If you're looking at New Maryland and you've never been, here's the honest rundown I'd give you over coffee. I've lived in this area for more than 30 years, and New Maryland is one of the communities I point families toward when they want an established, settled suburb with room to grow and a quick trip into the city.
New Maryland is an incorporated village just south of Fredericton, in York County, sitting south of the Trans-Canada Highway and Route 101. It's about 9 km from the city, roughly a 10 to 15 minute drive, which makes it one of the most convenient suburbs in the Greater Fredericton area.
Rural feel, city convenience
This is the balance New Maryland is known for. The village sits next to open agricultural and forest land, with a real emphasis on green space, so it keeps a calm, rural character. At the same time, you're minutes from Fredericton and about 10 to 15 minutes from the shopping along Prospect Street, including Regent Mall, the city's largest. For a lot of my buyers, that mix of breathing room at home and everything close by is exactly the point.
What it feels like to live here
New Maryland is family-oriented, quiet, and well-established. It's one of the most sought-after suburban communities in the province, and you feel that in how cared-for the neighbourhoods are. There's a strong community spirit here, plenty of recreation, and the kind of streets families settle into for the long haul. The Village Athletic Park anchors a lot of the activity, with ballfields, a soccer pitch, tennis and basketball courts, and beach volleyball.
Everyday amenities
New Maryland has more right in the community than most suburbs its size. You'll find a pharmacy, a pub, a post office, hair salons, a vehicle repair shop, and a couple of gas stations, along with other small businesses. New Maryland Elementary School (kindergarten to grade 5) is right in the village, with older students heading into schools in Fredericton. And because the city is so close, anything you can't get in the village is a short drive up the road.
The neighbourhoods
New Maryland is a collection of well-built subdivisions, and it helps to know the names when you're searching. Areas like Springwater Place, Applewood Acres, Castle Acres, Pine Ridge Estates, and Sunrise Estates each have their own feel, from established family streets to newer development. Once I know what you're after, I can steer you to the right pocket.
A little history
New Maryland goes back further than its newer streets suggest. The area was named after a settler, Mr. Arnold, who came up from the state of Maryland in 1817. It was first known simply as Maryland, or Maryland Hill, and became New Maryland around 1825. It grew up as a farming community, and as suburban subdivisions went in through the 1970s and 80s, it eventually incorporated as a village in 1991.
Homes in New Maryland
New Maryland's market is mostly single-family homes, and it sits on the higher end of the Fredericton-area market, with plenty of square footage, generous yards, and double-car garages built with families in mind. Farmhouse styles are popular, and you'll find a real mix of established homes and new construction here. That new-build side is my specialty. My husband Kyle and I own Mayflower Contracting Co., a custom home building company in the area, so whether you're buying an existing home, looking at new construction, or watching for one of the less-frequent vacant lots to build on, I notice the things most agents miss and I can tell you what's going to matter long after you've moved in. A note for families relocating
I grew up in a military family, and I'm BGRS and SIRVA registered, so I work with military, RCMP, and physician families relocating to the area all the time. I'll be straight with you, though: New Maryland sits south of Fredericton, the opposite side of the city from CFB Gagetown, so it's a longer run to the base than communities like Oromocto or Lincoln. Where New Maryland really shines is for families who want an established, upscale suburb close to the city and don't need to be next to the base. If that's you, it's one of the best options around.
