Rusagonis is a rural community in Lincoln Parish, Sunbury County, sitting about 15 km southeast of Fredericton and a short drive west of Oromocto. It's part of the rural community of Sunbury-York South now, and it lands right in the corridor between Fredericton and CFB Gagetown.
The space-and-still-close sweet spot
This is the whole appeal of Rusagonis. You get real rural living, larger lots, room between you and your neighbours, a quieter setting, and you're still only about 15 to 20 minutes from Fredericton's south side and a similar drive to Oromocto. So if you want land and a bit of breathing room but you don't want to commit to a long haul every time you need groceries or have to be at work, this area gives you both. For a lot of my buyers, that balance is the entire reason they end up here instead of in town.
What it feels like to live here
Rusagonis is rural and family-oriented, with deep farming roots that go back to the late 1700s. People come here for property and privacy, and the area has been steadily growing as families look for more space within an easy commute of the city and the base. It's calm, it's green, and it still feels connected to everything you need.
Getting around
You're roughly 15 to 20 minutes from downtown Fredericton and the south side, and about the same to Oromocto. That central position between the two is a genuine advantage, especially for households where one person works in Fredericton and another is connected to CFB Gagetown. You're close to both without being on top of either.
Everyday amenities
I'll give it to you straight, the same way I would for any rural area: Rusagonis itself is residential and quiet, so you won't find a lot of shopping or services right in the community. For groceries, healthcare, schools, and the rest of daily life, most residents rely on Fredericton's south side and Oromocto, both a short drive away. That tradeoff, peace and space at home with conveniences a quick trip out, is exactly what people are choosing when they pick Rusagonis.
A little history
Rusagonis was settled in 1784 and grew up as a farming community in the Saint John River valley. The name comes from the Wolastoqey (Maliseet) word for the area, Tesegwan'ik, a reminder that this land has been lived on and worked for a very long time. You can still feel those roots in the open land and the pace of life out here.

This is where Rusagonis really shines, and it happens to be my specialty. The area is known for newer subdivisions, larger lots, country properties, and acreage, which makes it one of the best places around Fredericton if you want room to build.
