Every homeowner thinking about selling in Fredericton eventually asks the same question: What is my home actually worth right now?

Not what it was worth in 2022. Not what a website guesses off your postal code and square footage. What it's worth today, in this market, on your street.

Why the online number and the real number don't match

Type your address into an automated home value tool and you'll get a number in about three seconds. It'll also probably be wrong, sometimes by tens of thousands of dollars. Those tools work off broad averages. They don't know that your basement was finished last year, that your street backs onto greenspace, or that the three-bedroom bungalow that sold down the road went for more because it had a double garage and yours doesn't.

That's the difference between an automated estimate and a Comparative Market Analysis, or CMA. A CMA looks at homes that actually sold near you recently, then adjusts up or down based on how your home compares in size, age, condition, and features. It's not a formal appraisal (that requires a licensed appraiser and usually happens during financing), but done properly, it's built from real, local, current sales data instead of an algorithm's best guess (wowa.ca).

What the Fredericton market actually looked like heading into 2026

Here's where it gets specific, and where the numbers depend on who's reporting them and when.

Fredericton's average residential sale price closed out 2025 somewhere between $370,000 and $373,000, up roughly 8.6 to 8.8% from 2024. REMAX and The Right Choice Realty land close to the same range using slightly different data sets (REMAX Fredericton Housing Market Outlook; The Right Choice Realty, State of the Fredericton Market 2026). Homes were selling fast too. A median of 23 days on market, at 99.9% of list price, through 2025.

By July 2026, the picture had shifted. New Brunswick's regional board reported the benchmark price still climbing, up 6.7% year over year. Sales activity was cooling at the same time: down 8.7% in July, with Fredericton-area sales specifically down 15.1% year over year, and inventory building to 4.3 months of supply (NBREB / CREA statistics).

Read those two paragraphs again and you'll see the problem with relying on any single headline stat. Prices are still up. Sales are slowing. Inventory is building. Those three things can all be true at once, and what they mean for your specific home depends entirely on your neighbourhood, your price point, and what's currently sitting on the market around you.

What actually moves your number

A few things matter more than people expect when it comes time to price a home:

  1. Which neighbourhood you're in. Southside, Nashwaaksis, and Marysville aren't interchangeable. Each has its own pace and price behaviour right now.
  2. What's currently competing with you. Your home isn't priced against last year's sales. It's priced against what a buyer can walk into down the street this month.
  3. Condition and recent updates. Not renovations for renovation's sake — the specific things buyers are actually asking about right now.
  4. Timing. A home priced right for today's inventory levels moves differently than one priced for the market from six months ago.

That's the part an automated estimate can't see, and honestly, it's the part that actually determines what you walk away with.

Getting a real number
