Have you ever wondered how much your Fredericton home is actually worth, and whether the number in your SNB assessment is anywhere close to what a buyer would pay?
How much is my Fredericton home worth?
The typical home in the Fredericton region was worth about $364,200 in August 2026, up 5.8% from a year earlier, according to the local MLS® benchmark price.
But your home isn't the typical home.
A three-bedroom starter home on the Fredericton Southside, for example, usually sells between $375,000 and $425,000, depending on the neighbourhood, condition and updates. The best way to determine your home's value is to walk through it in person.
Here's how home values are determined in our market, why your assessment and online estimates can miss the mark, and what to consider before you list.
How is home value figured out in Fredericton?
Your home is worth what a buyer is willing to pay for it in today's market. To figure that out, a realtor prepares a CMA, short for comparative market analysis. It's a side-by-side look at similar homes in your area that have sold recently, along with the homes buyers can choose from right now.
Two three-bedroom homes in the same part of town can sell for very different prices. It depends on:
- The style of the home, like a bungalow, split entry or two-storey
- The year it was built
- The specific neighbourhood and street
- What updates have been made, and how well they were done
The market has also changed this year. In August 2026, homes in the Fredericton region took a median of 33 days to sell, up from 25 days a year earlier, and sold for 98.7% of their list price on average (source). Buyers have more homes to compare, so pricing your home correctly from day one matters more than it did a couple of years ago. We’re also finding that buyers are taking their time, they’re not feeling pressured by a quick market and are slowing down:
Is my SNB property assessment the same as what my home will sell for?
Usually not. Your SNB (Service New Brunswick) assessment is the value the province uses to calculate your property tax. It doesn't necessarily reflect today's market conditions.
In my experience, the SNB assessment is almost always lower than the actual sale price of a home. An assessment isn't the same as an in-person evaluation of your property's current market value. It considers the property's exterior and other factors used in the assessment process for taxing purposes.
That means your assessment may not fully reflect the updates you've made inside or how well the home has been cared for. Buyers can see those details, and they can make a difference in what someone is willing to pay.
How accurate are online home value estimates?
No one can properly price a home just by viewing pictures online. You have to walk through it, assess its condition, and get an idea of what's been updated and what still needs work. Those details can move your home's value up or down.
What adds the most value before you sell?
Fresh paint and a deep clean are two of the best ways to prepare your home for sale. They can offer a great return on your money and time without requiring a major renovation.
For anything bigger, invite me over for a home valuation before you start renovating. Because I co-own Mayflower Contracting, a home building company, I look at a property's condition from a buyer’s perspective. Sometimes a home just needs a small update. Sometimes a deck in poor condition needs to be replaced. You truly need to see the property in person before spending money on any renovation.
My advice is to start with an in-person evaluation so we can determine which improvements make the most sense for your home and your selling goals.
What this means for you in Fredericton
Prices on the Fredericton Southside, in New Maryland, Oromocto and Rusagonis can vary significantly, even for similar homes. That's why an accurate estimate starts with an in-person visit.
Here's a recent example. I listed a beautiful home in a desirable part of New Maryland for my sellers. The house right next door was also for sale, and it had been sitting on the market for several weeks. Based on the time it had spent on the market, we believed it was overpriced, especially since homes in New Maryland can sell quickly when priced appropriately.
So we priced my sellers' home slightly below the neighbouring property. Anyone looking at the house next door would also see ours and hopefully book a showing. Our goal was to get as many potential buyers through the door as possible.
Within two days we had 13 showings & received multiple offers. The home sold for $25,000 over asking, a little higher than what recent comparable sales had suggested.
Pricing isn't about picking the highest number. It's about attracting the right buyers and positioning your home competitively in the market.
