The number on your listing comes from a Comparative Market Analysis, or CMA: a look at what's actually sold recently on your street and in your neighbourhood, not a citywide average. Southside, Nashwaaksis, Marysville, and Skyline Acres can all be moving at different speeds in the same month.

In 2025, homes priced right in Fredericton sold for 99.9% of list price, based on data from CREA. That's barely any gap between asking and getting. Pricing carefully instead of hopefully is most of the reason why.

3. Getting ready, then launching with intention

We work through what actually helps a home show well: decluttering, cleaning, the small fixes that matter, professional photos before anything goes live. Because my husband and I build custom homes through Mayflower Contracting, I tend to catch the details another agent might walk past.
