If you're posting to CFB Gagetown this year, buying or selling a home near Oromocto and Fredericton, New Brunswick works a little differently than a regular move. There's paperwork, a house hunting trip (often called an HHT), and a move date you don't get to pick. Here's what that actually looks like right now, in plain terms, not a generic moving checklist.

First, what changed with SIRVA(and what didn't)

If you signed up a while back and haven't logged back in recently, don't worry, you're not missing anything urgent. The company that manages military moves, BGRS, changed its name to SIRVA in September 2025. It's the same program with the same benefits, just a new website and a new password.

A couple of things worth knowing going in. Once you register, you'll usually have your first planning call within about a week. Any expenses you submit typically get paid back within about three weeks. And here's the part that catches a lot of families off guard: the moving company can't touch your household items until you have somewhere to live at your new location. That's a hard rule, not a scheduling hiccup, so it pays to have a home bought or rented before your movers need an answer.

What the market looks like for a house hunting trip right now

This part changes every month, so here's the latest snapshot.

As of July 2026, the average home price across New Brunswick was $344,000, up about 7% from a year earlier. At the same time, there are more homes sitting on the market than there were last year. It would take a little over four months to sell everything currently listed if no new homes came up for sale, up from under four months a year ago. Home sales slowed down too, dropping almost 9% for the month.

Here's what that means if you're on an HHT: prices haven't dropped, but you're not walking into three houses and hoping one works. There's more to actually choose from than there was last year, and homes aren't moving quite as fast.

Where military families are actually looking

Not "the area." Here's how it breaks down:

  1. Oromocto and Oromocto West. The closest option to the base. You'll find a mix of older homes from the 1950s through 70s alongside newer builds in Oromocto West. It's generally more affordable than Fredericton, and the market here follows the military's moving schedule more than anything else, busiest in spring and early summer.
  2. New Maryland, Lincoln, and Waasis. A bit further out. Good for families who want more space or a shorter drive into Fredericton for school and work.
  3. Fredericton Southside, Nashwaaksis, and Marysville. For families who'd rather be closer to downtown Fredericton, even if it means a longer drive to base.

If you're not sure which direction fits your family, that's usually the first conversation worth having, before you're comparing listings against the clock.

What to actually weigh if you're selling before posting out

If you're the one leaving Gagetown, not arriving, the math is a little different this year:

  1. You're competing with more homes than last year. With more homes on the market, pricing yours right from day one matters more than it did twelve months ago.
  2. How fast your home sells matters more when your move date is fixed. Your posting date won't wait for a slow listing, so it's worth planning your list date around your own house hunting trip and moving window early, not figuring it out as you go.
  3. Condition still sells. When buyers have more to choose from, they get pickier about what's already done versus what they'd have to fix themselves.
