What should you do before you sell your house in Fredericton?

It's the first thing most homeowners ask me, usually before we've even talked about price.

Here's the simple answer. Start a few weeks early. Fix the small things a buyer will notice. Clean and clear out. Then take great photos so buyers see your home at its best.

That's it. Here's how each piece works.

Give yourself four to six weeks

Most people wait until the house feels ready before they call a realtor. I'd actually rather come see it first.

If we walk through your home together four to six weeks before it goes on the market, you have time to fix things properly. No rushing repairs the week before the photographer shows up.

That extra time matters more this fall. There are more homes for sale around Fredericton right now than there were last year.

Here's an easy way to picture it. If no new homes were listed, it would take about 3.4 months to sell every home currently on the market. A year ago, it was 3.0 months (New Brunswick REALTORS®, Fredericton and Region Market Activity Report, August 2026).

What that means for you: buyers have more homes to choose from. A house that looks finished on day one stands out. A house that still has projects on the go doesn't.

The five things worth your time

You'll find long checklists online. Most of it isn't worth your weekend. Whether you're in the Southside, Nashwaaksis, Marysville, or Skyline Acres, these are the five things I ask sellers to focus on.

  1. Clear out one room at a time. Buyers want to picture their own things in your home. That's hard to do around yours. Start with closets and kitchen counters. They look busy in photos, and buyers always open closet doors.
  2. Fix the little things. A dripping tap. A cracked outlet cover. A door that sticks. None of these will stop a sale on their own. But when a buyer spots five small things, they start wondering what else was missed. A home inspector will likely find them anyway.
  3. Deep clean before the photos. Your listing photos go online once, and that's where most buyers see your home for the first time. Clean before the photographer comes, not after the first showing.
  4. Make the outside look good. The front of your house is the first photo buyers see. In a few seconds, they decide whether to keep scrolling or book a visit. Tidy the yard, sweep the steps, clear the driveway.
  5. Paint instead of renovate. A fresh coat of light, neutral paint usually does more for you than a big kitchen update. You often won't get renovation money back when you sell.

Why getting ready matters right now

Here's the good news. Homes around Fredericton that are priced right and ready to show are still selling for close to what the seller asked.

In August 2026, the typical home sold for about 98.7% of its asking price. A year earlier, it was 98.8%. Almost no change. On a home listed at $400,000, that works out to roughly $394,800.

What has changed is how long it takes. The typical home took 33 days to sell in August 2026. A year earlier, it took 25 days (New Brunswick REALTORS®, Fredericton and Region Market Activity Report, August 2026).

So buyers are taking a little longer to decide. And when they do, they're choosing homes that already feel finished. They don't want to imagine what a house could be. They want to see it.
